Current Status: Approved
Project includes converting the former Reddi-Arts complex into a mixed-use property to include 13,364 square feet of office and retail space. In addition, 39 off-street parking spaces and ample room for outdoor seating will be included throughout the property.

225 Laura Street Apartments

Current Status: In Review
In late 2022, Riverside residents Rafael and Carmen Godwin purchased this property from neighbor and friend Ron Chamblin They propose to restore the property in the same way contemplated by Chamblin - retail or food service on the ground floor with residential on the top two. Originally built in 1904 as two stories, the wood structure was restored and lifted to become 3 floors with a brick facade. The couple received conceptual approval by DDRB in December 2022 and are working through the process of getting it designated a Historic Landmark, which will also lead to funding assistance by the DIA DPRP program. "We are excited to make a difference in our downtown by revitalizing and activating a historic building so close to our city center."

301 W. Bay Garage Expansion

Current Status: Approved
Ten-story structure that expands the current garage to add 500 parking spaces.

AC Hotel Brooklyn

Current Status: In Review
Developer Jax-Lifestyle Hospitality LLC proposed 128 room hotel in the Brooklyn Neighborhood next to their existing Residence Inn. This proposal is for the new construction of a six story hotel with an associated two story parking structure. Investment $32 million.

Ambassador Hotel and Annex

Current Status: Under Construction
Augustine Development Group purchased five lots totaling 1.5 acres for $5.4 million in July 2018. The group has begun work to convert the long-vacant, historic Ambassador Hotel into a 120-room hotel property with a nationally recognized flag. The phases following include plans for a 200-unit apartment building (known as the Central National Bank building) and parking garage to further benefit the needs of the Independent Life Insurance Building renovation, also underway on the same street. Investment: $17.6 Million

American Lions Jax River View Plaza

Current Status: Proposed
American Lions plans to construct a 44-story tower housing 332 apartments, a 7,500 SF restaurant, 330-space parking garage on one acre of the seven-acre Riverfront Plaza. Plans include a sky garden terrace and ground-floor retail. Investment: $166.6 million Status: In review

Artea

Current Status: Under Construction
Corner Lot Development Group is constructing a four-story, transit oriented, multi-family property with 340 apartments and 425 parking spaces adjacent to the Skyway system. The development will include three interior courtyard amenities and pool and a community rooftop deck. Approximately 7,100 square feet of leasing/amenity space is proposed for use to host pop up restaurants, smaller farmers markets, social events for residents and guests and will be the primary space that this facility offers for public events. Artist Walk Skate Park

Current Status: Recently Completed
Helping provide a critical connection between the Northbank and Southbank Riverwalks, this linear park space under the Fuller Warren Bridge includes a skateable space, multi-use trail connection, parking, paved plaza for market space and artist displays, pedestrian corridors, landscaping and other park amenities. The space will support the Riverside Arts Market, which has been open along the banks of the St. Johns River on Riverside Avenue since 2009 and will provide a much-needed public space connecting historic Riverside and Downtown’s Brooklyn neighborhood. Investment: $8.8 Million

Baby Got Brunch

Current Status: Under Construction
Brought by former Jaguar Marcus Stroud, Baby Got Brunch is a nod to his college nickname and the concept for his first restaurant. Located in the ground floor of Residences at City Place condominiums, brunch will be offered all day with mimosas and a full bar menu of cocktails. The restaurant plans to seat 80 and offer live music. The project is utilizing the DIA’s Retail Enhancement Program, and its total investment is $750,000.
