Obscura Ramen

Current Status: Proposed
Situated in the ground floor of the Schultz building at 120 W. Adams St, Obscura Ramen is announced in downtown Jacksonville. The ramen-arcade concept by owner Jimmy Blackheart will feature a space “where ramen, gaming, art, and culture collide.” Inspired by South Korean PC lounges, Obscura will offer an evolving ramen and food menu alongside arcade games and associated art.

One Riverside

Current Status: Under Construction
Construction has concluded at The Residences at One Riverside, the residential component of the first phase of a proposed mixed-use project. The development will include retail, office, restaurant and apartments at the 18-acre former Florida-Times Union site which would be developed concurrent with the day-lighting and restoration of McCoy’s Creek. Phase 1 will include 271 multi-family units, 39,256 SF of retail (including a grocer and riverfront restaurant) and a parking garage. Phase 2 will include 125 multi-family units and 15,000 SF of retail. Investment: $250 million

Park Street Road Diet

Current Status: Partially Complete
Park Street is being transformed into a shaded multimodal street, seamlessly connecting LaVilla and the Regional Transportation Center with the Five Points and Riverside neighborhoods. The project focuses on upgrading roadway infrastructure in the Brooklyn neighborhood to boost pedestrian and bicycle connectivity while improving safety for all users. Enhancements include sharrows, on-street parking, wider sidewalks, narrower roadway widths for safer crossings, and the addition of street trees for shade and accommodation of sidewalk cafes. These improvements will link Park Street to the Emerald Trail and McCoys Creek Greenway, fostering economic growth by creating an inviting and attractive environment for businesses and retailers. Patrons of local retail establishments will also have access to public parking available nights and weekends in the recently completed Florida Blue garage on Forest Street. Pearl Square

Current Status: Under Construction
Gateway Jax LLC is planning a multiphase, mixed-use development across 20 blocks in the NorthCore to include 1,160 apartments, office, 120,000 of grocery-anchored retail space, and parking. The first block to break ground, known as N11 (located at 515 N. Pearl St.), kicked off the project's construction of Phase 1A in October 2024. Block N4 broke ground in May 2025. Investment: $500 million Status: Phase 1A is under construction; subsequent phases are in review

Pearl Square Block N11

Current Status: Under Construction
The first site to break ground in Pearl Square, Block N11 will be a seven-story building at 515 N. Pearl St. to emerge as a 21,000-square-foot mixed-use project with ground-floor retail and 205 apartment units. It broke ground in October 2024. This first parcel marks the start of construction of Gateway Jax's Pearl Street District, which covers five blocks in Downtown’s NorthCore. Block N11 received a $9.06 million REV grant and $4.63 million completion grant from the Downtown Investment Authority for a minimum six-story building with at least 194 residential units and 21,333 square feet of leasable retail space. The block is bounded by Ashley, Pearl, and Church streets, as well as the historic Porter Mansion.

Pearl Square Block N4

Current Status: Under Construction
Construction is now underway on Pearl Square’s second major development site at 425 W. Beaver St. This 286-unit mixed-use project is poised to reshape the city center with new apartments, retail, and a pedestrian-friendly design. This site is projected to be completed in 2027 and will cost approximately $110 million. Block N4 broke ground in May 2025. Block N4 received a $14.1 million Recapture Enhanced Value Grant and $6.84 million completion grant from the Downtown Investment Authority for a minimum six-story building to include at least 266 residential units and 19,155 square feet of leasable retail space. The block is bounded by Union, Pearl, Beaver, and Clay streets.

Pearl Square Block N7

Current Status: In Review
The Block N7 project at Pearl Square, proposed in August 2025, includes demolition of the existing structure and new construction for apartment units, parking, and 39,000 SF of retail. The project includes a 15-story residential use tower with approximately 250 residential units, six levels of parking, a 32,000 SF full-service grocery store, and ground floor retail space. The design provides for active retail frontages along Union, Beaver, and Laura streets, with enhanced pedestrian experience along Hogan Street complementary to the planned Emerald Trail Hogan Cycle Track.

Pizza Dynamo

Current Status: Recently Completed
Pizza Dynamo is a spinoff of Pizza Jean in Atlanta's Ponce City Market. With its own menu and vibe, Pizza Dynamo opened June 2025 adjacent to Pour Taproom in the new VyStar parking garage retail bay.

Pour Taproom

Current Status: Recently Completed
Opening June 2025, Pour Taproom boasts 80 beers on tap as well as an awesome pub fare. Locally owned, Pour has prioritized Duval and Florida craft brews, featuring plenty of sours, innovative flavors, and mixed drinks too. A mezzanine, small stage, and plentiful seating even make Pour Taproom an excellent event venue. And with tons of TVs, if you're not at the game, this is where you'll be watching it! A partnership between Atlanta-based Pour Taproom and VyStar, this first Florida franchise, in the ground floor of the newly constructed parking garage on Laura Street (adjacent to Pizza Dynamo), will be open for lunch and dinner seven days a week.
