Music Heritage Garden

Current Status:
The waterfront of the Jacksonville Performing Arts Center, located directly across the river from St. Johns River Park, will be transformed into an interactive multifaceted music park. Built around the theme Jacksonville’s Musical Heritage, plans for the riverfront at the Jacksonville Performing Arts call for a musical heritage garden highlighting musicians and composers with Jacksonville ties, a children’s music play space, and a new outdoor wall projection venue with livestream performances and movie projections. DIA is contributing to the project by handling video production of a nightly projection shown for the building’s riverfront façade.

New JEA Headquarters

Current Status: Recently Completed
The new 162,000 square-foot JEA headquarters includes a 657-space garage with 10,690 square feet of activated ground floor space. The office tower and parking garage, developed by Minneapolis-based Ryan Companies US Inc., sits on one city block, bounded by Adams, Monroe, Pearl and Julia streets adjacent to the Duval County Courthouse. JEA leases the building from Ryan Companies. Investment: $72.2 million

Northbank Bulkheads

Current Status: Under Construction
This project includes replacing deteriorating bulkheads along the Northbank. Work on the Jacksonville Performing Arts Center bulkhead was recently completed (2023). Additional improvements to come include the CSX bulkhead, Riverfront Plaza bulkhead, and East of Main Street bulkhead.

Northbank Central Marina

Current Status: Under Construction
The city is paying for redevelopment of a 125-slip public marina; a marina support building; an event lawn; and the Riverwalk to support the Four Season's hotel and residences.

Northbank Floating Dock

Current Status: Recently Completed
This project includes a new floating dock at Riverfront Plaza (FKA The Landing) completed in 2021 as well as a new floating dock at the Jacksonville Performing Arts Center, which will be installed following completion of the Performing Arts Center bulkhead project.

Northbank Riverwalk

Current Status: Under Construction
Walk along the Northbank Riverwalk for an amazing view of the St. John's River. Many city events take place here including the Light Boat Parade, New Year's Eye Fireworks and many races. The Northbank Riverwalk is undergoing repairs including: bulkhead repairs, wayfinding signage and the addition of a performing arts activation node.

One Riverside Ave

Current Status: Under Construction
Fuqua Development is constructing phase one of this mixed-use project with 396 apartments and 54,256 SF of retail space to include a Whole Foods and riverfront restaurant space on the 18-acre riverfront site of the former Florida-Times Union. Investment: $250 million Status: Under construction

Pagemasters Inn & Tavern

Current Status: In Review
Pagemaster Inn & Tavern plans to renovate the interior 3,303 square foot space into a combination retail and bar/restaurant operation. The location will comprise a retail storefront that specializes in selling fantasy novels, games, and memorabilia with an attached speakeasy that will sell beverages and liquor along with unique food pairings. Pagemaster plans to section off the interior with a lobby space that will serve as the bookstore and entrance to the tavern-style speakeasy. The entrance to the speakeasy will be lined with floating bookshelves covering many of the walls, tavern-style chandeliers hanging from the ceiling, and natural wood and brick accents that will be visible throughout the space.

Park Street Road Diet

Current Status: Approved
This project provides modifications to existing roadway infrastructure within the Brooklyn Neighborhood to enhance pedestrian and bicycle connectivity and improve vehicular safety.  Improvements include adding a cycle track (2-way bicycle traffic), on street parking, expanded sidewalk areas, reduced roadway widths for safer pedestrian crossings and the addition of street trees. The design intent for Park Street will provide a more multi-modal street within the urban core linking LaVilla and the Regional Transportation Center with the Five Points and Riverside neighborhoods.  Enhanced pedestrian experiences will also promote economic development along the corridor. This project will connect Park Street to the Emerald Trail Model Project as well as McCoys Creek Greenway.

Pearl Street District

Current Status: In Review
Gateway Jax LLC is planning a multiphase, mixed-use development across 20 blocks in the NorthCore to include 1,160 apartments, office, 120,000 of grocery-anchored retail space, and parking. Investment: $500 million Status: In review
