Located in the historic neighborhood of LaVilla in Downtown Jacksonville, Johnson Commons is a new townhome community designed to honor the neighborhood’s history and architecture. Corner Lot Development Group and JWB Real Estate Capital are building 91 townhomes and 10,000 SF of ground-level retail next to Lift Ev’ry Voice and Sing Park in LaVilla.
In addition, the transit-oriented development is in close proximity to the JTA Skyway and Regional Transportation Center, providing convenient access to major employment centers, dining, sports venues, and entertainment.

Augustine Development Group purchased the building—now designated a local Historic Landmark—in October 2019 for $3.7 million, with plans to invest more than $30 million in the redevelopment of the property. The developer plans to renovate the 18-story, 165,000 square foot building to include a 21,000-square-foot grocery store, 140 market-rate apartments and a 10,000 square foot rooftop restaurant, lounge and pool.

The Hogan Street Cycle Track is a key segment of the Groundwork Jacksonville-led Emerald Trail, designed to connect the Hogan Creek Greenway to the Northbank Riverwalk and create a continuous, protected corridor for people walking and bicycling through Downtown.
Through the core of Downtown, the project will transform Hogan Street by converting the west curb lane of the existing one-way roadway into a protected cycle track, separated from traffic and paired with improved sidewalks. The corridor will run from Bay Street north to Union Street, with the section closest to the St. Johns River expected to be complete by summer 2026, and full segment completion anticipated by early 2027.
This project broke ground in September 2025 as part of the next phase of the Emerald Trail, advancing Downtown’s multi-modal transportation network and enhancing connectivity between trails, parks, and neighborhood destinations.
Brooklyn Park is located at the intersection of Jackson Street and Spruce Street in the Brooklyn neighborhood. It is directly across the street from the new Lofts at Brooklyn and adjacent to McCoy’s Creek. Brooklyn Park improvements will be included as part of the McCoy’s Creek Greenway project. Future improvements to the park, in tandem with the McCoy’s Creek restoration, include a kayak launch, pedestrian bridge, trails, and general park amenities. Currently, the park includes amenities such as a basketball court, a baseball field, benches, lighting, and trash barrels.
This collaboration with the Jacksonville Transportation Authority (JTA), City, North Florida TPO, JEA and JAX Chamber will create a national model for the deployment of autonomous vehicles. The existing Skyway will be converted and smart technologies such as dynamic signals, connected intersections, integrated data exchange, pedestrian sensors, flood warning sensors and power consumption reduction will be installed. In August 2021, JTA selected Balfour Beatty Vision 2 Reality (V2R) team to deliver the Bay Street Innovation Corridor project on behalf of the JTA.
