One Riverside is a major mixed‑use development transforming the 18‑acre former Florida Times‑Union campus on the Downtown Northbank riverfront into a new riverfront neighborhood with housing, retail, dining, and public space. The first phase of the project – The Residences at One Riverside, a 271‑unit luxury apartment community – has officially opened along the St. Johns River.
The development includes a significant retail component. A 38,300‑square‑foot Whole Foods Market build‑out permit was issued in late 2025, advancing construction of the grocery anchor for the retail district at One Riverside. Additional retail tenants, including a Solidcore fitness studio and a Japanese restaurant planned by Pearl Hospitality Group, are also planned to activate street‑level and riverfront spaces.
One Riverside will also integrate with public realm enhancements, including restoration and daylighting of McCoys Creek and connections to the Emerald Trail and Northbank Riverwalk. Future phases of the project are expected to include additional residential units and retail space, adding to the mixed‑use character of this riverfront destination.
