The first site to break ground in Pearl Square, Block N11 is a seven-story mixed-use building at 515 N. Pearl St. Construction began in October 2024, marking the official launch of Gateway Jax’s five-block Pearl Street District in Downtown’s NorthCore.

The project will deliver 205 apartment homes above approximately 21,000 square feet of ground-floor retail, activating the streetscape and establishing the first wave of neighborhood-serving amenities within the district. Block N11 received a $9.06 million REV grant and a $4.63 million completion grant from the DIA, supporting a minimum six-story building with at least 194 residential units and 21,333 square feet of leasable retail space.

Bounded by Ashley, Pearl, and Church streets and adjacent to the historic Porter Mansion, N11 sets the tone for a walkable, mixed-use neighborhood that blends new residential density with preserved architectural character.
