Pearl Square is a bold, multiphase mixed-use neighborhood reimagining roughly 20 blocks in the NorthCore of Downtown Jacksonville into a vibrant, walkable urban district. Led by Gateway Jax in partnership with major capital partners, the development is designed to bring housing, retail, public spaces, and daily services into the heart of the city.

At full build-out, Pearl Square is expected to deliver more than 1,250 new residential units, 200,000+ square feet of retail and dining, office space, parks and plazas, widened tree-lined streets, and signature pedestrian-oriented amenities — including a public “festival street” and new green space — all framed by thoughtful urban design. A boutique hotel and a mix of shops, restaurants, fitness, and service uses are also planned to activate the neighborhood.

Construction began in October 2024 with Phase 1A at Block N11 (515 N. Pearl St.), and the second project, Block N4 (425 Beaver St.), broke ground in May 2025, together bringing hundreds of homes and tens of thousands of square feet of retail to the streetscape. Upcoming phases include high-rise residential and mixed-use buildings like Block N8, and a major neighborhood anchor — a 31,000 sq ft full-service Publix grocery store — at Block N7, blending everyday convenience with urban living.
